Timber Frame Kits

Timber frame structures are an increasingly popular method of construction due to its flexible build and efficient qualities. Today, timber frame construction is widely used in the building of single self-build homes to large apartments and commercial buildings.

Following the company’s product portfolio expansion in 2008, Thomas Armstrong (Timber) Ltd has become a leading timber frame manufacture of Timber Frame Kits all over the UK; whilst also being the largest supplier of self-build kits across Cumbria and beyond.

Our Timber Frame Kits are manufactured in our modern timber factory and consist of structurally engineered timber panels, giving faster build times, associated cost savings and improved energy efficiency.

Our two options of Timber Frame Structures include either an open kit or pre-insulated panels. Each option is available to our clients and customers whether you are a self-builder or commercial property developer.

Open Kit Panels form the inside load-bearing leaf of the external wall. The timber frame open panel system is manufactured off-site utilising timber panels/frames made from treated timber. A structural sheet material known as sheathing is then fixed and a vapour-permeable but waterproof membrane is fixed to the outside face. If required, pre-cut window and door openings can be included.

Pre-Insulated Timber Frame Panels are the same structural, timber panels as you would find in our open kit, but insulation is fitted as part of the off-site manufacturing process. Therefore, reducing build time on-site.

Each of our timber frame panels complies with current buildings standards and regulations. We also fit lifting points to assist installation on-site using a crane which reduces the risk of any damage on installation.

At Thomas Armstrong (Timber) Ltd, the quality of our engineered roof products is important to us, so our timber frame panels are manufactured to the highest quality using timber responsibly sourced under the PEFC scheme. We are also members of STA Assure, TRADA and Trussed Rafter Association and have always continued to meet the latest developments within the industry, so all our timber frames are manufactured to ISO 9001.

Our in-house Engineered Timber Products team are always on hand to give advice and guidance on technical issues, or to support the most inexperienced buyer through the exciting experience of building their dream home.

Depending on the timber product/s ordered, ancillaries items such as straps, hangers, timbers, truss clips, gable straps, valley gutters etc are delivered at the same time ensuring you have everything you need to complete the installation of our products on-site.

Timber Frame Construction Stages

Below is a step by step to highlight typical key stages in the construction of a Timber Frame Structure

STAGE 1.

Set Out Base Plate

Install a timber plate to the concrete slab to establish the footprint and positioning of the structure.

STAGE 3.

Floor Joists & Decking

Install timber floor joists and lay first floor decking to create the intermediate floor level.

STAGE 5.

Roof Structure

Install the prefabricated timber roof components — typically roof trusses or rafters.

STAGE 2.

Ground Floor Walls

Erect prefabricated timber frame ground floor wall panels to form the base structure.

STAGE 4.

First Floor Walls

Position and secure the first floor wall panels in line with the building plan.

STAGE 6.

Completed Timber Frame

The full timber frame is now erected, forming the structural shell ready for follow-on trades.

We liaise with the client to finalise details and arrange site visits if needed.

5. Manufacturing Begins

Products are manufactured in-house according to agreed timescales.

6. Delivery to Site

Completed products are transported and delivered to the specified address.
